Mayacamas Countywide Middle School Technical Assistance Letter

August 9, 2024 Lauren Daley, Foundation Co-President Jolene Yee, Foundation Co-President Cathy Adams, Head of School Mayacamas Countywide Middle School 983 Napa St. Napa, CA 94559 Subject: Facility Inspection Dear Co-Presidents Daley and Yee and Head of School Adams, The Napa County Office of Education contracted with the Fiscal Crisis and Management Assistance Team (FCMAT) to perform the county office’s statutorily required oversight responsibilities for Mayacamas Countywide Middle School. As part of this oversight, FCMAT conducted a facility inspection before the start of the school year to ensure that the charter school’s facilities are clean, safe, and functional. The following information summarizes the charter school’s facility conditions evaluation for the 2024-25 school year. FCMAT used the most recent version of the Facilities Inspection Tool (FIT), which was developed by the Office of Public School Construction (OPSC). The OPSC established the FIT to determine if a school facil- ity is in “good repair” as defined by Education Code 17002(d)(1). This tool serves as the uniform definition of good repair, designed to help ensure that all California school children have access to clean, safe, and functional school facilities. The FIT is not intended to determine the need for capital improvements; rather, it captures a visual inspec- tion to identify areas of a school site that require repair. It does not address the age of supporting equip- ment or infrastructure, nor does the tool consider the charter school’s maintenance or replacement plans. The FIT provides a real-time evaluation of the facility. It encompasses 15 disciplines grouped into eight categories: systems, interior, cleanliness, electrical, restrooms and fountains, safety, structural and external. A school site can achieve a good to exemplary FIT rating through a good maintenance schedule. FCMAT visited Mayacamas Countywide Middle School on August 7, 2024. The facility inspection was conducted by FCMAT Chief Analysts Carolynne Beno and Robbie Montalbano and Jeremy Smith and Greg Marshall from the Napa County Office of Education. The team visited all classrooms, restrooms, offices, the hall, playground/school grounds, and the library. Overall, the facility and grounds are in good repair. FCMAT did not note any “extreme deficiencies” on the FIT, but “deficiencies” were noted in the following categories: • Electrical. • Restrooms. • Sinks/fountains. Fiscal Crisis & Management Assistance Team 1300 17th St.– City Centre, Bakersfield, CA 93301-4533 • Tel. 661-636-4611 • Fax 661-636-4647 www.fcmat.org Prior to school starting on August 14, 2024, the school needs to do the following: • Replace the broken plate cover for the light sensor in the men’s restroom in the hall. • Repair or remove the desk with the broken shelf in the library. FCMAT also noted that some toilets in the men’s and women’s restrooms in the main school building are leaking and need to be repaired. Most urgently, three of the five toilets in the women’s restroom are leak- ing, with two currently out of service. The third toilet is both leaking and the mounting appears to be loose. This toilet should be placed out of service until it is inspected and repaired. The FIT’s eight categories were averaged to calculate an overall rating. Please see the attached FIT evalua- tion for additional information.
